Day of Inspection

Should I walk around the house with you?

We encourage our customers to be present and ask us questions. We do request that only the primary buyers actually follow the inspector. Your inspection report will have detailed explanations and photos in the event someone cannot be present. An inspection is a working site. 

Can my agent be there too?

Most real estate agents prefer to join or send a representative. Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

The Report

What should I be looking for?

Your report will provide you with basic information about the home and its components and systems. In addition we will provide photos of items that are important to know about. For example, the location of the water main shutoff will be tagged so you know where it is and how to turn it off in the event of an emergency. We also share maintenance protocols, such as how to and when to change the air filter in the air handler/furnace, as well as the type and size of air filter to use. 

If we observe things not working as they should, such as the HVAC system making irregular noises, we will note the condition in your report. Furthermore, we include any safety hazards observed during the inspection, such as steps being too high or having inconsistent heights, which create a tripping hazard.

Recommendations for a qualified, licensed contractor to evaluate any issues further will be provided and they can advise you whether it can be fixed, corrected, or replaced. These types of items referred for further evaluation typically go beyond the scope of a DIY (do-it-yourself) project. We encourage our customers to follow up on these recommendations before the sale is final. 

Will there be recommendations on whom to call?

With each item, I’ll include which type of contractor you would contact for quotes.

Follow-up

Can I call you if I have questions after the I get the report?

Yes. Please call, text, or email us with any questions. Our working relationship does not end once you receive your report. If you have a question three months or a year later, call us. Absolutely.

Contractors

Can you give me some preferred contractors to call?

Yes. We are willing to help if able. It is a good idea to get three estimates for the same scope of work from qualified, licensed contractors that specialize in that specific field. Ensure that contractors are licensed, insured, and properly certified and trained in their field of expertise.
